GENERAL RENTAL CRITERIA

💵 INCOME

2× MONTHLY RENT Combined net monthly income of all adult applicants.

⭐ CREDIT

600+ AVERAGE

Combined average credit score of all applicants.

🏠 RENTAL HISTORY

2 Years

Positive, verifiable rental history.

🪪 IDENTIFICATION

PHOTO ID

Government-issued photo identification.

🎓 COLLEGE STUDENTS & FIRST-TIME RENTERS

A qualified guarantor is required.

Guarantors must:

• Apply and pay the application fee
• Meet income requirements
• Have a credit score of 650+

Using FAFSA/financial aid as income?

Documentation of the financial aid award and funds available for housing must be provided as part of the application.

GUARANTOR

If a guarantor is required the guarantor must meet the following requirements:

• Guarantor must complete the application and pay the application fee
• Must meet all the same requirement as the applicant and also have a strong credit rating.
• Verifiable income of at least 3 times the rent and their own rent or mortgage payment.

GOVERNMENT HOUSING ASSISTANCE

Applicants receiving qualifying government housing assistance are not screened based on credit score. All other applicable rental-history and criminal-history criteria apply.
