Thank you for your interest in applying with Freedom Property Mgmt., LLC for your housing needs. In order to best serve you, we feel it is imperative that you are made aware of and fully understand our application policies and procedures. Please read this page carefully before completing the application. It is the policy of this management company that applications must be complete and all fees paid prior to submission for consideration. All completed applications are processed on a daily basis (Mon-Fri). A complete application will contain:

  1. Completed Freedom Property Management application (One for each individual 18 years and older)
  2. Application fee for each applicant is $50. Guarantor's must also submit an application.

GENERAL RENTAL CRITERIA

RENTAL HISTORY

No Forcible Entry and Detainers (evictions) unless you have verifiable documentation of landlord irresponsibility. However, an FED due to property damage, unpaid rent, drug use, or any criminal activity by the resident will not be accepted under any circumstance. No history of any damage to the residence, or an outstanding balance due to a previous landlord. If you have no prior rental history then you may be asked to provide a qualified guarantor. The guarantor must fill out our application, pay the application processing fee have a good credit history, and be willing to sign the lease.

VERIFIABLE GROSS INCOME

Our income requirement is a minimum of three times (3 times) the rent charged on the residence. Employment/income must be verifiable by property manager.

CRIMINAL BACKGROUND CHECK

Criminal records must contain no convictions for felonies within the past 5 years involving the manufacture or distribution of controlled substances. For other felony convictions WITHIN THE PAST 5 YEARS, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. 

Criminal history which indicates that an applicant's tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application. REGISTERED SEX OFFENDERS AND FELONY CONVICTIONS FOR SEX OFFENSES AND CRIMES RESULTING IN THE DEATH OF ANOTHER PERSON WILL RESULT IN REJECTION OF THE APPLICATION.

No felony convictions within the past 5 years (In the event a record comes back “adjudication withheld" or “adjudication deferred", further documentation may be required, and applicant may be denied on this basis) Misdemeanor or felony convictions which include physical harm, harassment, stocking or a weapon will be denied.

CREDIT HISTORY

Credit history should show that the resident has paid bills on time and does not have a history of debt write-offs or accounts that have gone into collection. Any money owed to a previous landlord is cause for denial. Residency may also be denied due to poor credit history.

COLORADO HB23-1099 DISCLOSURE: 

The prospective tenant has the right to provide to the landlord a portable screening report, as defined in Section 38-12-902(2.5),

Colorado Revised Statutes; and If the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from:

  1. Charging the prospective tenant a rental application fee; or

  2. Charging the prospective tenant a fee for the landlord to access or use the portal tenant screening report

While Freedom Property Management does accept compliant portable screening reports as defined by HB23-1099, which would result in an application fee refund, we do still require that all tenants complete our application (click APPLY next to any property on our list of properties below). If a compliant portable report is provided and e-mailed to applications@freedomprop.com, we will issue an application fee refund after submission of your application.


GUARANTOR

If a guarantor is required the guarantor must meet the following requirements:

  • Guarantor must complete the application and pay the application fee
  • Must meet all the same requirement as the applicant and also have a strong credit rating.
  • Verifiable income of at least 3 times the rent and their own rent or mortgage payment.

Freedom Property Management does business in accordance with the Federal Fair Housing Law. (The Fair Housing Amendments Act of 1988.) Agents understand that it is illegal to discriminate against any person because of race, color, religion, sex, handicap, familial status, or National Origin. This applies in the sale or rental of housing or residential lots. It also applies to advertising, the sale or rental of housing and the financing or appraisal process. In addition, blockbusting is illegal. To assure residents or buyers that we do not discriminate, we display the Equal Housing Opportunity posters in our office and have its logo printed on our application forms.
